Before you let property to tenants
We can work with your solicitors to ensure that lease documents contain adequate and appropriate repairing covenants to ensure you obtain the most benefit from the let areas of your property.

As property is let to tenants
We can agree an ingoing schedule of condition that the tenant may have prepared to establish the base for any future claims for dilapidations and to avoid ambiguity as to the state of the existing premises.

During tenant occupation
We can prepare and interim or terminal schedule of dilipadtions under the terms of the lease and handle negotiations to establish with the lessee the cost of carrying out works required to correct the dilapidations, presenting you with the information you need to approve a settlement if the tenant is not intending to arrange the work to be undertaken before the leasae is ended.

We can undertake periodic inspections of the property to ensure that any alterations undertaken are permitted within the lease and that any works remaining in the landlord's covenants are undertaken so as not to prejudice any future negotiations at lease end.

Avoidance of Conflicts of Interest

Please note that in some instances we may be acting for the landlord particularly in relation to one propertyand acting for one its tenants at another property.  This should not normally be a problem since negotiations and all duties will be site specific but in such instances we will inform both parties of the situation and will decline instructions where there is an objection raised by either party in regard to our proposed acceptance.  The nature of property owneships is such that these instances can and do occur and in such cirmcustances we can act provided that both parties are aware of the basic relationship between this firm and the parties it engages with.  Notwithstanding this, at no time will confidential or sensitive information be divulged and we will maintain strict client confidentiality at all times.
